Located on a prominent corner of Old Burleigh Road in Broadbeach, the 42-storey residential tower responds to its coastal setting and relationship with the open landscape to the south and south-east.
Rather than adopting the conventional model of a tower sitting above a rigid parking podium, the proposal reimagines the building’s base as an integrated landscape. Concrete planter elements fragment the podium, reducing its perceived mass and creating a more permeable relationship with the streetscape. Communal amenities above continue this landscape vertically, connecting the ground plane with the tower.
The tower geometry responds to orientation, neighbouring buildings and environmental performance, while its changing floorplates are shaped by the internal apartment configurations. At the upper levels, alternating slab profiles create a distinct architectural expression and give the building a recognisable presence within the Broadbeach skyline.
The resulting architecture emerges from the integration of planning, landscape and environmental considerations, creating a site-specific relationship between building and place.
